We had the house inspection done today. My main concern was a valid one - the roof. It already has two layers of shingles on and is in really bad shape. It needs replaced immediately. We have already got an estimate and just need to negotiate to try to get at least part of it paid for. It's just a lot of money up front in addition to closing costs and a down payment so we have to go back for some additional money. Hopefully we can get it resolved tomorrow and move on.
Nothing else in the house was immediate or overly concerning. The garage ceiling is sagging a little so he recommended some things to reinforce it, but not something we need to do right away. There are also a few electrical things that need to be taken care of or at least looked at by an electrician at some point. Other than that it was lots of little things here and there that we were planning on updating or replacing eventually anyway.

I saw Eric there when I went by on my way home! He did our roof (Luckily it was done right BEFORE we bought the house).
